The real estate market is constantly changing, and one of the biggest shifts we’re seeing is not necessarily that buyers have stopped buying it’s that they are becoming more selective about what they are willing to buy.

For several years, buyers often felt enormous pressure to move quickly. Competition was intense, inventory was limited, and when the right property appeared, there wasn’t always time to worry about every cosmetic detail.

Today, buyers are looking a little more closely.

They’re comparing monthly payments, neighborhoods, layouts, property condition, future resale value, and how much additional money they may need to invest after closing.

At the same time, many sellers are hearing that buyers want completely updated, move-in-ready homes.

There’s just one problem:

Not every seller can afford to renovate their house before putting it on the market.
