🏡 Why Solar Panels & Warranties Don't Transfer at Closing, Wrongly Blamed for a Remote Land Deal Gone Sideways, Sellers Demanding Full Price With No Showings & the Curb Appeal 85% of Buyers Judge First 🚗
🏡✨ Buying or selling on Prince Edward Island, Nova Scotia, New Brunswick, the USA or Canada? This episode untangles four costly real estate traps that most Maritime (and International) buyers and sellers never see coming until it's too late. 🎙️ From financing and warranties that quietly vanish the moment a property changes hands, to a misrepresentation accusation that had nothing to do with the truth, sellers who genuinely believe showings are optional, and the single detail 85% of buyers judge before they've even parked the car — hit play now for the honest, practical answers PEI buyers and sellers keep searching for. 📲
💰 Financing cannot be transferred, and neither can most warranties. Solar panel financing agreements, hot water heater rental or lease contracts, and other attached-equipment agreements stay locked to the person who originally signed them, not to the property itself. That means a shiny solar array or a "free" hot water heater advertised as a selling feature can actually become a headache at closing if the paperwork isn't sorted early. Real land has slopes, wet spots, tree lines and boundary quirks that a satellite image simply cannot capture accurately. Our fix for out-of-province and out-of-country buyers: a video of the agent physically walking the property from corner to corner, or a real-time virtual tour where they can ask questions as they go. It means fewer surprises, fewer disputes, and a buyer who genuinely knows the land they're purchasing sight unseen. 🎥
🚫 A seller who will only entertain 100% full-price, non-conditional offers and refuses every single showing until one magically lands on the table. That is simply not how real estate works, and it never will be. Buyers need to physically see a property before they'll ever commit real money to it, and conditions such as financing and inspection exist to protect everyone sitting at the table, sellers very much included. Refusing showings doesn't attract str
